Purchase and redevelopment of Ayr Racecourse, Scotland’s only Grade 1 race track.
Ayr Racecourse is over 165 acres and hosts two of Europe’s top races, the Scottish Grand National and the Ayr Gold Cup. The development is a joint venture with Thornton Estates and there are several development options under consideration, however the initial aspiration was to consolidate it as a Grade 1 racetrack, with over £23m of investment on the current assets. This included upgrading all the hospitality functions, bringing the catering in-house and completely renovating the stands along with integration of technology. Another aspect of the project was to renovate a grade B listed structure into a 70-room boutique hotel, wholly owned by the racecourse. The racecourse now operates as a sustainable business following investment and sections of land have been set aside for both residential and commercial development. Should racing cease to exist as a sustainable enterprise then 150 acres of land could revert to housing. The desire however is to ensure the racecourse continues to function on a sustainable basis.




Dovedale Green Energy Park, Stonehouse (DGEP)
DGEP is a market leading energy park combining a number of different energy sources to create sustained income streams and provide a platform for over 1million sqft of Vertical Farming. A key aspect of the development is the construction of a Waste to Energy Plant. This plant will deliver a Heat Offtake as a by-product that can establish a competitive advantage for the vertical farm. Electricity generation from both Solar and the Waste Plant will provide 50MW of electrical generation capacity, which can both be inserted into the grid and utilised on a private wire basis for onsite developments. The philosophy of the development is to create a truly circular economy, generating energy on site to assist in food production and chilled storage. The Waste to Energy Plant has obtained consent with a follow up Planning application for the other uses following in Spring 2023.




Development of a 14-acre brownfield site located in Glasgow City Centre.
Collegelands was the former site of Glasgow University where luminaries such as Adam Smith and Joseph Black were educated. This project is a joint venture with Chiltern Management and Glasgow City Council. The site was originally zoned for a low-density business district, comprising primarily two/three storey office pavilions. Dawn’s vision was to increase the density of the site by extending the City Centre introducing the panoply of uses normally associated with a City Centre. Dawn obtained consent for a Masterplan within an 8 week period for over one million square feet of development comprising, hotels, offices, student residences, retail, MSCP and restaurants. We have developed various plots within the Masterplan and have sold plots to incoming developers thereby diversifying our income streams. The next development in 2018 will be taken forward by IKEA, which will be another hotel fronting High street and a PRS scheme to the rear. Despite the development coming forward during the financial crash only 2 acres remain available for development.




Development of a brownfield site of over 80 acres fronting onto the River Clyde.
The site is formerly known as the John Brown Shipyard where the QE2 was launched. The strategy is to brand the site Queens Quay and develop it out over the next 15 years. This project is a joint venture with Clydeside Regeneration Limited. Dawn brought forward a Masterplan for over 1200 residential units and 500,000sqft of commercial development. The project commenced with Dawn brokering the investment of £16m from the Local Authority to install all the infrastructure needed to bring forward investment. Dawn will undertake development on some of the sites however given the fantastic river frontage and proximity to transportation links the intention will be to prepare the vast majority of for sale to residential developers. The infrastructure is currently being installed and will be completed in June 2019. Thereafter Dawn intend to develop Project Saturn referred to before and sell the remaining plots to incoming Plc housebuilders.
